How is The Grande South condominium organized?
The Grande South Homeowners Association is a corporation, consisting of the owners of all residential units in The Grande South building, governed by a Board of Directors, and administered by a management company, in accordance with the Statutes and Codes of the State of California and the Association’s governing documents.

What are the governing documents and how may I see them?
The governing documents of the Association consist of the Articles of Incorporation (“Articles”) which provide a legal basis for operating within the California Corporation Codes; the Bylaws which outline how the Association shall be governed; the Declaration of Conditions, Covenants, and Restrictions (“CC&Rs”) which deal with the physical entities that comprise the Association, the Rules and Regulations which are operating rules adopted by the Board of Directors within the guidelines of the CC&Rs, including general rules and regulations, architectural rules and regulations, assessment collection procedures, enforcement policies, and election procedures, and the Budget.  The Articles, Bylaws, CC&Rs, Rules and Regulations, and Architectural Rules and Regulations are publicly available on this website under Documents.  You will need to Sign In to The Grande South website to view the Budget.

How is The Grande South condominium organized?
The Grande South Homeowners Association is a corporation, consisting of the owners of all residential units in The Grande South building, governed by a Board of Directors, and administered by a management company, in accordance with the Statutes and Codes of the State of California and the Association’s governing documents.

What are my voting rights in the Association?
Each unit is allotted 1 vote.

How is the amount of my Assessment determined and what does it pay for?
All areas and elements owned in common are the responsibility of the Association to maintain and replace when necessary.  There are two parts of the budget:  (1) operating accounts for immediate payment for utilities, insurance premiums, salaries, landscaping, taxes, etc.; and (2) reserve accounts for future replacements such as exterior painting, reroofing, repaving, hallway recarpeting, hot water boiler replacement, etc.  Your individual assessment amount is comprised of two components:  (1) a “variable expenses” component which is your unit’s percentage, as set forth in the CC&Rs, of the budgeted insurance premiums and the gas and domestic water and sewer expense; and (2) a fixed component which is 1/221 of all other budgeted expense.

Are there adequate reserves set aside for capital maintenance and improvement?
Yes, the current operating policy is to maintain the reserves at close to 100% funding.

How may I view the floor plan for my particular unit?
There are 14 different floor plans for units in The Grande South.

What restrictions exist in the governing documents which affect the use of my unit?
The unit shall be used for residential purposes only, except that a unit may be used incidentally for the purpose of operating a home-based small business if, and only if: the business is operated solely within the unit; the business is limited to arts and crafts, the rendition of professional services, or other similar activities; and the business is operated by a person whose principal residence is the unit.

What restrictions exist in the governing documents which affect the leasing of my unit?
Any lease must be for the entire unit.  The initial length of lease agreements will be not less than 12 months.  Any lease shall be in writing, shall provide that the lease is subject to the Association governing documents, shall prohibit subleasing, and shall provide that failure to comply with any provisions of the governing documents shall be a default under the terms of the lease.  All owners or their agents who lease their units must complete and return the required lease packet, specifying, among other things, tenant names and contact numbers, as well as a copy of the lease, to Management prior to tenant occupancy.

What are the common areas of The Grande South?  Are there restrictions or limitations on their use?
Common areas are any areas that are not privately owned and are available for public access.  These areas include the lobby, hallways, mail room, conference room, lounge, fitness center, pool area, grounds, parking garage, and elevators.  Common areas may be used only for their designated purposes during the times those facilities are open, and they are subject to other restrictions.  See the CC&Rs and Rules and Regulations for further information.

What about parking?
Parking spaces are located in the three-level parking garage and are deeded with each unit.  Most units have either one or two parking spaces, although a few have three spaces.  If you reserve the guest unit, there is a dedicated parking space in the garage for use during a guest’s stay.  There are additional short-term guest parking spaces, for which permits are required; see the Rules and Regulations for the permit procedure.

What do I need to know about moving into the building or having furniture delivered?
Moving in or out or receiving a delivery may only be done Monday-Friday, 8am-4:30pm, excluding holidays, and by prearrangement with the Concierge.  To see a list of preapproved moving companies and the move-in instructions, review the Move Guidelines form.  You are welcome to use any other vendor you choose for moving, provided they meet all insurance and other requirements of The Grande South.

Am I required to have an insurance policy in addition to the one held by the HOA?
Yes, the governing documents state that all homeowners must carry liability insurance that covers their units for accidents or mishaps, as the Association’s policy covers only the common area.

How do I get my utilities hooked up?
Gas and water are provided, so no need for hook-up.
For electricity, contact SDG&E.
For TV, contact DirecTV (a dish servicing the building is installed), Cox, or AT&T.
For internet, contact WebPass, Cox, or AT&T.

Do I need to get advance approval of proposed improvements, such as installing hard surface flooring?
Yes, you should discuss your proposal with Management, who will inform you of the architectural requirements and supply the proper application forms.

May I hire any construction contractor or appliance repairman of my choice?
Yes, as long as they provide the proper licenses and evidence of insurance (Liability and Workers’ Comp) to the Association.

Is there a bicycle storage area?
Yes, on Parking Level 1 there are two bicycle rooms with limited space for bicycles.  Only residents may park bicycles in these rooms, and owning or residing in a unit at The Grande South does not mean you will have guaranteed access to bicycle parking.  If the storage areas are full, you can be placed on a waitlist for future use of bicycle storage as it becomes available.  All bicycles must be registered with Management and each must display a numbered tag.

What amenities does the building provide?
There is an 80’ outdoor pool, a whirlpool spa, a large pool deck with seating and barbecue facilities, a fully equipped gym with associated showers, washrooms, and locker facilities, a sauna, a steam room, a rentable guest unit, an office and conference room, a lounge with large-screen TV, guest parking, bicycle storage, and Concierge services of reserving facilities, receiving Invitees, food deliveries, and laundry, and obtaining cabs.  The lounge may be reserved for private functions.
