1.  How do I reserve the Guest Suite?  Is there a parking space dedicated to the Guest Suite?

You can click here to obtain the Guest Suite Use Application, or you can go the the Grande South web site and click on Forms.  You may also obtain the application from the Concierge at the front desk.

After completing the application, you can drop it off at the front desk along with your check for the reserved dates. 

2.  What are the Common Areas of the Grande South?  Are there any restrictions or limitations on uses of the Common Areas?
Common Areas are any areas that are not privately owned and are available for public access.  These areas include the lobby, hallways, mail room, Lounge, Guest Suite, pool and elevators.  Common areas may only be used for their designated purposes in the times that those facilities are open and subject to other restrictions.  Please see the Grande South Covenants, Conditions and Restrictions and the Rules.

3.  What are the hours for the Common Area facilities such as the Pool, Lounge or Gym?

4.  Is guest parking available?

Yes. If you are reserving the Guest Suite, as part of your Guest Suite use, you also have access to a parking space in the garage.

There are eight guest parking spaces available.  To use a guest parking space for guests, or vendors, you need to obtain a Parking Pass from the Concierge in the lobby. Each resident may obtain up to eight parking space uses, valid for up to 24 hours, per month, depending on availability.  If all parking passes are currently in use, you will need to wait until a parking pass is available.  The parking spaces are on the south side of the building access. 

The parking pass must be returned to the Concierge by the end of your use.  Failure to return the Parking Pass by the end of your use, will result in an assessment of $200 to your account.

5.   Where is the Guest Parking located?

The guest parking spot assigned to the Guest Suite is in the garage.  The eight guest parking spaces are located on the south side of the building access.  You must have a Parking Pass to use these spaces or you may be towed. 


6.   I lost my fob.  How do I get a replacement?

Fobs or garage door openers are $75 each, and may be purchased at the lobby desk.

8.   Is there a bicycle storage area?

Yes.  On parking level one there are two bicycle rooms.  Only owners or residents may park bicycles in the bicycle storage rooms.  All bicycles must be registered, and must have a numbered tag.  Bicycles that do not have a numbered tag are subject to removal and will be discarded.

9.   There is a space above my storage unit.  Can I put items on top of the storage unit?

No.  You are only allowed to put items within your storage unit.  All items found in a storage area are subject to removal and will be discarded.


 

 

10.   When and where does the Board of Directors for the Association meet?

The Board of Directors meets monthly.  At the Grande South web site you will find the Business and Social calendar which lists the meeting dates and times of the Board.  Except for the Annual Meeting, all meetings are held in the Lounge on the lobby level, or in the business office on the 2d floor.


 

 

11.  I want to see the books of the Association.  Where are the books, and how do I access those books?

Many items of the association are in the member area at the Grande South web site.  Please review the web site first.  If you cannot find the item on the web site, please call the building manager to help you find those items on the web site, or to make arrangements for you to visit the manager's office to view the documents.

12.   I have a complaint, suggestion or request.  Who do I tell about my issues?

Management has developed a form for you to use to file a request. Click here to access the form.  Please complete the form, and either fax it to the Grande South or drop it off at the front desk.  Use this form to:
  • Request a repair;
  • Identify a hazard;
  • Make request to the Board for action to be taken;
  • Forward an issue to a Committee for investigation; or
  • Possible security hazard or violation.

13.  What can I put in my garbage disposal?
Several homeowners have questions about what is appropriate to put in the Garbage Disposal and down the drain in your unit at The Grande South.  The information below is directly from the Manufacturer's web site and owners manual and is here as a guide. 

Do's:

  • First, turn on a moderate to strong flow of cold water and then turn on the disposer. 

  • Place food to be disposed of in the disposal.

  • Continue running cold water for 15 seconds after grinding is complete to flush the drain line.

 

Don'ts:

  • Don't allow grease or fat to go into your disposer or your drain.  This not only wreaks havoc on your drain, the building drain, but also on the City main drains systems.  Pour into a container and place in your refrigerator until it becomes a solid, then place in the trash.

  • Don't use hot water.

  • Don't fill the disposer with vegetable peels.  Vegetable peels when ground (potato peelings) are likely to stop in the drain line.

  • Don't grind extremely fibrous materials, like corn husks, artichokes.

  • Don't turn off disposer until grinding is completed and only the sound of the motor and water is heard.

  • Don't put rice down as it will turn into a hard blockage in the drain line.

  • Don't put pasta down as it will turn into a blockage in the drain line.

  • Don't put coffee grinds or egg shells, this may cause the disposal to jam.

  • Do not put steel wool pads in the garbage disposal or dental floss down the drain.

  • Do not put drain cleaner down the garbage disposal.  This will damage the disposal and could injure someone clearing a stoppage.

 

If you notice your drains are draining slowly, this may be early warning of trouble ahead.  Notify management when this first occurs so we can attempt to prevent a bigger problem, for you and your neighbors.  If you have household help please make sure they also understand the do's and don'ts.


Your neighbors on the lower floors suffer when the wrong things are put into the drains whether through the garbage disposal or down the drain.  In 2007, the Grande South drain cleaning vendors found pieces from a steel wool pad, dental floss, vegetable peelings, and grease.  Whatever is placed in the garbage disposal or your drain may cause your drain line to back up, or your neighbor.

15.   I want to talk to the Board about my issue.  How do I discuss my issue with the Board.

The Board welcomes your input and the opportunity to see if your issue can be resolved.  The Board can only discuss those matters that affect the association, and the running of the association.  Under the California Open Meetings Act, the Board can meet with you during an Executive Session, or you can raise your issue during the homeowner forum of the monthly Board Meeting. Therfore, the Board cannot meet with you privately, outside of these sessions without giving notice to all homeowners concerning the meeting.
